What Every Lot Gets

Built around what a builder actually needs from a clearing sub: a clean pad, on schedule, with no stumps for your crew to fight.

Full Root Removal

Our Danuser Intimidator tree puller pulls trees out roots and all. No grinding stumps and leaving roots under your footings.

Light Grading

Disturbed ground smoothed so your excavator or foundation crew starts on a clean, workable pad.

Debris Handled

Brush and small trees mulched on site. Where the lot has to be bare, we haul with our 20-ft dump trailer or coordinate a roll-off.

Keep the Good Trees

Flag the trees your buyer wants saved and we clear around them. Mature hardwoods sell lots.

Straight Lot Pricing

No guessing on your budget sheet.

Standard Wooded Lot

$5,000โ€“$7,000

Per lot, 0.5โ€“1 acre, completely cleared: trees pulled with the roots, stumps removed, debris handled and the pad lightly graded.

Larger or Tougher Lots

Lots over 1 acre, very steep or rocky ground, or large specimen trees are quoted after a walk, usually within 48 hours.

Volume Pricing

Three or more lots, or a standing schedule of lots through the year, get volume pricing. Ask when you send your list.

How Working With Us Goes

Simple enough to run every lot the same way.

We Walk Them

Cody walks each lot and sends a flat per-lot price, usually within 48 hours.

Paperwork Once

COI naming you as certificate holder and a W-9 before the first lot. Then it's on file.

Scheduled Repeat Lots

We line up your lots in order so clearing is never the thing holding up your schedule.

Where We Clear Building Lots

Benton County is where the homes are going up. Bella Vista issued more residential permits than any city in Northwest Arkansas in 2025, and Centerton, Bentonville and Rogers have thousands of lots in the pipeline. All of it sits inside our no-transport-fee area.

Permit figures: University of Arkansas Center for Business and Economic Research, Skyline Report, 2H 2025.

The Equipment and the Operator

Cody Morris runs every lot himself: 8 years in the U.S. Marine Corps and 2nd place nationally in Heavy Equipment at the 2026 SkillsUSA National Leadership & Skills Conference.

Builder FAQ

Do you remove the roots and stumps on building lots?

Yes. We pull trees out roots and all with a tree puller, so lots are left without stumps, and we lightly grade the disturbed ground so your crew starts on a clean pad.

How do you price builder lots?

Standard 0.5โ€“1 acre wooded lots run $5,000โ€“$7,000 per lot, completely cleared with roots and stumps removed and the pad lightly graded. Larger, steeper or specimen-tree lots are quoted after a walk, usually within 48 hours, and builders with three or more lots get volume pricing.

Can you provide a certificate of insurance and W-9?

Yes. We send a COI naming you as certificate holder and a W-9 before the first lot.

What happens to the trees and brush?

Brush and small trees are mulched on site. Where the lot needs to be bare, we can haul debris with our 20-foot dump trailer or coordinate a roll-off.

Do you charge travel to Bella Vista or Bentonville?

No. Bentonville and Rogers are about 45 miles and Bella Vista and Centerton about 50 miles from our Stilwell base, inside our 60-mile no-transport-fee area.
